SPC Flooring Price in Kenya (2026): Cost per Square Metre, Fitted

The single most common question we get on WhatsApp is simply: how much per square metre? The honest answer in Kenya depends on whether the price you were quoted includes labour, underlay, skirting and delivery — because most of the cheap numbers you see online do not.
This guide breaks down what SPC flooring actually costs to get finished and walked on in a Kenyan home, using our own current rates.
Our rate, all-in
We quote supply and installation as one figure so there is nothing to add later:
- — Standard PF and SO plank finishes — KSh 2,000 per m², supplied and fitted
- — 1508 chevron shades (1200 × 300 mm) — KSh 3,000 per m², supplied and fitted
- — PVC skirting — KSh 750 per 8 ft (2.4 m) piece
- — Acoustic underlay and delivery within Nairobi — included
What a real house costs
A typical Nairobi two-bedroom apartment of about 75 m² comes to roughly KSh 150,000 fitted in a standard finish, plus around 30 pieces of skirting at KSh 750 each — about KSh 22,500. A three-bedroom of 110 m² lands near KSh 220,000 fitted before skirting.
Add roughly 5% to your measured area for cuts and wastage; a good installer plans plank runs to keep that number down, but no floor is cut with zero offcuts.
Where hidden costs usually hide
When you compare quotes in Kenya, check each of these line by line. A quote that looks 20% cheaper often excludes three of them.
- — Labour — many suppliers quote material only, then add KSh 300–500 per m² for fitting
- — Underlay — required for a quiet, level floor; sometimes billed separately
- — Skirting and beading — priced per piece, not per m²
- — Subfloor levelling — needed on old screeds and timber floors
- — Transport upcountry — Mombasa, Nakuru, Kisumu and Eldoret carry transport and accommodation
- — Door trimming and thresholds where the new floor meets tile
Is SPC cheaper than tiles or wood?
Per square metre, decent porcelain tiles fitted in Nairobi land in a similar range once you add cement, sand and a tiler's labour — but tiles cost you days of curing and mess. Engineered or solid wood starts well above SPC and brings termite and moisture risk. SPC's advantage is not that it is the cheapest thing in the shop; it is the cheapest way to get a warm, wood-look, waterproof floor installed in a day.
Compare quotes on the fitted price, not the material price. Ask what the number includes and whether skirting, underlay and levelling are inside it.
